Robert James
Managing Partner
Robert James has over 35 years of experience in all facets of single tenant retail including leasing, retail restructuring, 1031 exchanges and investment sales. He has held positions at Kimco Realty, Newmark Retail Financial Advisors, Kin Properties and Metropolitan Life Real Estate Investments.
Daniel de Sa
Managing Partner
Daniel de Sa’ has over 24 years of experience in single tenant retail properties. He has represented public and private REITS, developers, private equity firms, family offices, and individual investors. He possesses critical expertise in all facets of single tenant retail.

Because we are a division of HMX Realty Advisors with decades of 1031 exchange investment sale and brokerage experience we speak the language of tax basis, recapture, forgiveness of debt, deed in lieu and capital gains treatment. We offer insight into how a foreclosure can effect a landlord who acquired a property by a 1031 exchange. We can effectively execute assignments big or small, whether it is a single property or large institutional portfolio. As a case study Kimco Realty (NYSE: KIM) hired the principals of NetLease Navigator to perform a market rent analysis of a 400+ single tenant retail property portfolio.
